Benefit of varnish over satin wood

    I've painted all the timber work of a property in water based satin and wondering whether varnishing (water based) over the banister makes sense to add protection. Does anyone recommend this?

    It will go grubby over time. The varnish may help prolong the grime, but you'll still get a build up of scum unless you wipe it down occasionally.

    that's the thing, just to prolong it because of grubby students

    I have the same problem in rental properties. I'd gloss the hand rail personally...in fact it's generally better to gloss woodwork in house shares as it soon gets grubby.

    This is the first time i've not glossed such a property, it will be interesting to see how it ages

    Water based Satin will last well but it will look grubby quicker compared to a gloss finish.
