Help this smell is driving me crazy!

    Hi,
    Really hoping someone can help. Last year our Nextdoor neighbouring house (that's is joint to ours - semi detached ) had a back extension and also put in a downstairs toilet. Since then we have had an intermittent sewage smell drifting into our hallway and kitchen. I have looked today and noticed they do not seem to have a soil stack - they obviously took the old one off to build the back extension - do you think this could be the problem? Is this even allowed? We have a back extension to and between out back extension and theirs they is also a waste drain where I assume their washing machine runs into etc - this is near the corner of the kitchen where the smell is strongest. Not sure why smell intermittent? Can anyone help? Thanks so much

    Dont know how well you get on with your neighbour, but first port of call would be to discuss it with him, IE did he do the build through building control etc. Provided that he did then the building should have been built to current regulation standard. If he didn't then you could have problems with neighourbourhood disputes.
    Without seeing the actual building its difficult to comment as to the actual cause. You say that he has removed on existing soil stack, but do you know if he has had an internall AAV fitted. If the smell seems to emanate from a drain presumably on their side, then they are probably getting the smells as well, if so maybe you could politly suggest that they contact their builder as there is clearly an issue.

    Drain is open to atmosphere

    A stuck open AAV, a gully with no trap, a man hole cover with no seal, call builder back

    Just a thought

    If they have no AAV or vent, the extra load of neg pressure could be sucking the water from your traps, you can fit anti vac traps or waterless hep traps if you can't resolve
