Brickwork help please

    Hi all

    can some please advise the best way to correct this [​IMG]there does not see to be a lintel above the window, so the bricks are sitting on packers that are sitting on the window frame.


    whats the best way to correct this ?

  2. Fit a couple of acro props with strong boys attached, about 3 course higher than window, remove the 3 course of bricks, extending 150mm each side of window, then fit a catnic lintol, rebuild brickwork.

    You will probably have to prop inner wall if there is no lintol inside and use a lintol to span both walls.

    is this likely to cause problems with the conservatory being on the right hand side ?
     
  4. Cut the bricks out carefully by the conservatory, lift the lead flashing.
    You should be able to slide the lintol in at an angle.
    Its not a wide opening, so you can get away with a 100mm bearing that side.

    Surely one end of the lintel would encroach the conservatory area ?

    Looks like only 40mm from window opening to conny wall/frame.

    What about ripping that bit of architrave off the head of the frame and there should be a bit of a gap-probly at least 15mm-to have needed to trim it in the first place!,then slide a length of flat steel in over the top of the window and having chopped out either side about 50mm min on the mortar line-fit as a lintel?... it probly wont be upto spec as far as building regs are concerned  but its litereally only to hold up the bottom course of bricks and fitting a catnick is a bit involved/awkward.

Stop faffing about, cut the 2 courses out, theres enough room there to slide a catnic in, the brick on the right hand side by the gutter is half bonded over the frame, remove the one above first then the one underneath, you can slide the catnic in, on an angle and get a 100mm bearing, easy to brick back in again.
    Its your house, do it properly.

    how do you know it is his house?
    probably a job he botched and now needs to pay someone else to correct, innit?  as the customer is refusing to pay?
    I would call the ''builder'' back to make guud his/her work, SIMPLES.

    Why the hell didn't they put a lintel in?

    it seems that all the  near were built without lintels !! this came loose a few years back when we had new windows fitted and it looks like they just re mortared it back in.
