    Then there is your £11K. Plus VAT is a bit of a kick in the bollocs but it's your choice whether to use the builders or not. 11 thousand is certainly acceptable.

    Unless the bricks can be matched perfectly, a lot of the time it's better to render underneath the window and possibly the surrounding area to make a feature of it.

    Thanks, good to know. Quote drops by £2k or so if I just want a regular door so yeah I guess the bifolds are the option that is adding cost but will look good I think.

    That's promising, so you should expect your chosen builder to be able to carry out a close match too.

    Consensus seems to be that £11k is not bad - certainly not excessive - and the single most costly part will be fitting the new bi-fold doors as this will almost certainly require a lintel fitting in that wall.

    Get a couple more quotes in and use your gut - and previous local jobs - to select your preferred builder. A few companies seems to specialise in garage conversions, so I don't know if that's an avenue worth pursuing too, perhaps for one of the quotes?

    This is bread-and-butter stuff, tho'; no complexity, no mystery, no magic required - it's a very straight forward job. I'm sitting in mine typing this :)

    Thanks again, got some great advice from here today.

    The guy that quoted actually is one of those companies that specialises in garage conversions and has done for 15 years or so. Seemed like he had the whole thing down and like you say, it isn't too complicated.

    Cool. In that case make sure you get a quote from a local recommended 'ordinary' (general) builder too.

    Sometimes it can work the wrong way; specialists charge a premium.

    It was a member of their family unfortunately, will certainly get another quote.

    How long would you expect the job to take?
