I use the forum a lot for info and advice but first time posting. So any help is appreciated.
I seem to have a leak coming through my chimney somewhere which has stained the ceiling and wall at the joint with the roof. I will attach photos when the Forum will let me, of the flashing and back gutter (the scratched paintwork is from me scraping the paint off so the dehumidifier worked a bit better).
Had the flashing done over 1.5 years ago and had no problems afterward, then got damp patches in November.
The flashing looks ok, except it is not cut into the brickwork. Given the age of the house, it looks like the roofer has just sealed it to the rendering. My opinion is that the rendering has failed, because, well it's coming off in chunks so it obviously has, and it is letting in water into the brickwork. Only issue with that theory is that I have slapped silly amounts of sealant on the lower part of the stack and it seemed to make the problem worse. Now that I think of it, that might be because the lower part of the stack can't breathe so the water is able to penetrate further down.
Any thoughts on where the leak could be? Much appreciated.
