Best Finish For Old Pine Floor?

    I'm looking to get underfloor heating for my house, so this may mean taking up the old carpet and doing something else.

    So far in one of my rooms I have taken the carpet up, sanded it down with a hired belt sander and varnished it with Ronseal Walnut Varnish + additional clear varnish on top. This looks great and seems fairly hard wearing.

    In a different room, I have used a very tough black paint (can't remember the brand) which also looks nice, but so far is a nightmare to clean. It really shows foot marks / dust and generally everything.

    I have 2 other rooms to do and I'm not sure what the easiest thing will be to do + the cheapest, as sanding takes a lot of time and can be quite expensive.

    Any recommendations on finishes / styles. Ideally looking for hardwearing given that these will be main living rooms.
