Can a downstairs cloakroom be fitted?

Looking at moving house, but a downstairs loo is essential! The area we are looking at has a lot of houses with these layouts. Would the back of the garage be able to be converted to a downstairs cloakroom?
Its not a job we would tackle ourselves, but would determine if we would buy a property!
    Thankyou.

Possible, one key question being, how easy can the wastes be run? In teh first, the kitchen is on the left, as is the upstairs bathroom, which suggest foul sewers are that side and garage on teh right.

The second has the garage on the left in front of the kitchen, that would be easier

Thankyou - so if the garage, bathroom and kitchen are all on the same side of the house its quite likely to be possible? But the other layout with the garage across the hallway its not as likely?

That's my take with the limited information. There are ways, such as digging up floors, or ruuning a lot externally ...
