Crack above window

    2 diagonal cracks above the window of bedroom in outrigger extension part of victorian house. Lintel failed? Something major?

    If the lintel has never been changed then it will most probably be the original timber one. It looks like you have water damage in that area.

    Yeah, probably a rotten timber lintel then? Replace in concrete?

    It's not the only water damage to the house. There's vegetation growing on brickwork which appears to be allowing water ingress through open mortar joints.

    I guess once ingress is stopped we'd have to allow drying out?

    Haha yeah pretty horrific wallpaper, and that's just the tip of the iceberg. We're in the process of buying this dump. Gutters were probably last cleaned the year i was born.

    Mid 70's vinyl with a design that's back in fashion now. o_O
