Divorce

The shower is in the bath. Its off of the combi system. The shower has an overhead rose and also a flexi hand held spray. I couldnt get under the fixed overhead rose! Lol. Saying that, i always use a flexi hose when showering anyway.

Bathroom and kitchen are in an extension. Bathroom is next to the kitchen as only room upstairs for 2 bedrooms.

I am viewing house again next tues.

Looks like its been spruced up recently, new front door put in and alarm box removed. Looks very nice inside. I'm sure bath/shower head heights can be changed in future or it doesn't become an issue.

Yea. Been thinking more on it. Will see on tues if shower going to be a big issue for me and my daughter or not or, if there is a way around it somehow.

Nice railway line directly behind back garden! Thing is, i love trains anyway. Its not a very busy line though.

Big issue for me is that there is only 1 inch between my head and the ceiling in the bathroom while in the shower! I think that will cause issues and especially as my 12 year old is nearly same height as me! I think it will bug me. Plus, only room by the boiler for a washing machine. No room for a fridge freezer in the kitchen.

Can't the W/M go in front of the boiler, and then a slimline (if needed) F/F between the boiler and the end of units?

Why is there so little headroom in the bath/shower - is it because the bath's bottom is a few inches high off the floor, or because the ceiling height is low?

But, yes, I can see that being a long-term problem as you'd always have to crouch or bend forward to rinse off your hair (if you have any...). Solution is to have the bath replaced by a large shower with slimline tray mounted straight on the floor. Most folk have showers more than baths these days, and a large shower cubicle (say 800 x 1400 or so) would be fantastic, and MUCH better than standing in a bath for a shower.

Find the same plumber who fitted that bathroom out and I bet it wouldn't cost too much either.

I lived opposite a railway line 40 years ago, thing is you don't hear it when you get use to it. To be honest didn't bother me at all.

Yes, ceiling is low. Bathroom is at the end of the extension and the lowest point of the roof.

Washing machine wont fit in front of boiler. One alternative, if room available, is to have have the boiler mounted a bit higher. Depends if enough space for the flu to go higher. Kitchen is very small (ideal for me) and space is at a premium.

It's a lovely house, Kools, with lots of plus points.

The lack of head height in the 'shower' is an issue, tho'. How high from the floor is the bath's bottom? Ie, if you were to have a slimline shower tray fitted instead, would this solve the problem?

Thanks DA. I will have to measure when i go for 2nd viewing on tuesday. Hope its a non isssue as i love a shower.

Yea, i like the property. Only issue is the ruddy shower. Got to see if it will be a deal breaker.

Fed up with this existence as it is!

Go for it Kools, every property has a few things you would like/do differently, you'll be very lucky to find one that doesn't. Surprised you haven't thought of using your usual explosive solution to raise the shower ceiling a few inches!

Also, should i be concerned about the microbore? I guess i could get it changed to 15mm in the future.

Nope,it perfectly ok, just fit a magnetic filter to CH return,& add inhibitors,if there isn't one already fitted to system.

Will do if i go through with purchase. Taking a 2nd look on tuesday. Miffed about lack of height in bathroom while standing in the bath. Bathroom on ground floor. Concrete floor. Have to measure to see if a shower tray would be lower than floor to underneath of the bath as not sure.

If you use a shallow shower tray, don't forget about drainage, you either put pipe/trap in floor,or raise shower tray just enough to allow for trap & sufficent fall on pipe.

Looked on Rightmove last night at Swansea houses, surprised at what's available for offer of around 100k:eek:.
