Leaking dormer flashing

    Dormer loft conversion completed in 2016 - Water leaking through flashing soon after. Loft company don't want to know. Any opinions on flashing quality would be much appreciated?

    Hi
    You need to get an experienced builder/ roofer, to investigate.
    It shouldn’t be too much of a job.

    If you plan to persue through the courts, first thing, let the original builder know, so they have an opportunity to rectify and faulty workmanship.

    Take photos of repair/reinstate flashing abutting new dormer conversion.

    It runs underneath new flashing from old tiles...
    Flashing always need to go under BOTH sides of any run off. Often it ends up in a formed plates underneath each tile (be it on one (old) side) and one solid on a a newly build one.

    Annoying and not easy repair now, due to possibility of tiles cracking trying to reach everything one by one.

    Loft companies quite often will ignore you after problems arise. This is quite normal.

    As for your problem get it sorted out asap with a roofer. IF you have any dormer tiles left over don't throw them away.

    Hi,

    My relative is a roofer, the lead flashing does not look to have enough coverage to me. I've heard him mention before that the company is liable for any problems legally. I would ask them to come back and look at it or you'll see them in court.     its put on wrong and the tiles are not abut tight there is a hole becuse poor job will never stop

    Poor standard of flashing there.
