Update- after many builders coming in and out we finally got to the bottom of our problem... next doors patio is nearly a foot higher than our extension and therefore is above our damp course.
Their patio was in before our extension but now we need to ask them if we can put in a French drain against our wall but in their garden :/
Obviously none of this is their fault, can they say no? We didn't build our extension we moved in post.
