New build warranty, NHBC

    Our new build has a 10 year warranty. I know the building is covered for damp etc and windows and doors are covered.

    We are in 6 years so want to make sure everything is sorted before warranty is up.

    We had yet another damp patch come up recently haven't seen any in a few years.

    Previously the developer came and sorted it but he is a pain to go through. Should i go through the NHBC?

    Our patio door also refuses to close properly, is this wear and tear or will it br fixed for free under warranty?

    Its 10 years for structure issues. They won't be interested in what you've described.

    Are you sure? Surely the damp spot will be fixed under warranty?

    99% of the time an NHBC warranty isn't worth the paper it's written on. Most builders will deal with snagging issues in the first couple of years, but after that you are fairly much on your own.
    As @Jord86 has said, structural issues is the real reason for the NHBC warranty. Even then, the NHBC will have to dragged screaming and kicking to actually do something about it.
     
  5. The NHBC require you to find the root of the problem before they will come out, then they require a quote on letter headed paper.

    Oh and they have a £1000 excess.

    Not quite what was described by the sales rep was it?

    Is there a light or something externally on that wall where that patch is? Seems strange

    No there is nothing on that wall at all. Just the landing window and bathroom window below it
