I keep getting rain coming in above my downstairs back window, but only whenever we have really severe wind and rain. Today, for example, it's been raining all day but there's been to wind and we haven't had a drop! It's a new window so I know it's not that, and the rain is coming in through like the wooden frame above it (it's a new PVC window but it's in an old house so the internal feature of it is like a wooden frame). We've had a roofer round and all was fine, and we've had all the bricks and stuff checked and that's fine.

The only thing I can think of is that we have a fan fitted upstairs above the window which is for the bathroom extraction. It's quite poorly fitted and not flush with the wall so maybe rain could be coming in through that and coming down the cavity (as suggested by a builder). However we have also had an air brick fitted by the same builder which is above where the leak is - is it possible water is coming in through that?

Just wondering if anyone else has had anything similar

Is there a cavity tray above the window, this should take any water getting in the cavity out before it gets to the window.

There doesn't appear to be - is it difficult to get one installed? Surely the water shouldn't be coming in in the first place though? I'm not talking a few drops we've got 3 buckets on the window at the minute trying to catch it so it's a decent amount. We've had so many tradesmen round, even specialists and nobody seems to be able to pinpoint exactly where it's coming from...

It’s a fairly straight forward job, What’s the house built from, brick, block? Just have to remove section above window, install tray and put back. You wouldn’t believe the amount of water that can soak into a cavity.

It's stone built. Does that make a difference?
