Roofing question!

    Good Afternoon,

    We are having some quotes for roof maintenance, all the roofers have mentioned different maintenance repairs. Today one roofer mentioned, that we have plastic felt? under our pitched roof, which is now illegal.

    I asked how much to remove the plastic felt,his reply was around £4,000.00. I needed to go and have a sit down.He went on to say, that he would take all the tiles off, fix the felt plastic issue then replace the old tiles.

    I thought it would cost £4,000.00 for a new roof, as its only a 2 bed middle terrace.

    How much of a problem are we going to have with keeping the existing plastic felt? Did not know, about any felt plastic, is lining made from Felt? Plastic?or felt plastic?

    We cannot afford £4,000.00.Our roof is in good condition, apart from some minor pointing,a few broken tiles,when the flue liner was installed by a heating engineer recently.I would appreciate some advice regarding this lining under the roof tiles!

    We have not had any signs of damp, condensation in the loft or eaves or anywhere else.

    A loft conversion was carried out around 10 yrs ago, so cannot visually see any potential issues,the ceiling/ walls are dry. We do have a lot of draughts in the winter, as its a old house with little or no insulation.

    He is a rogue and a vagabond.

    We don't use traditional felt (bitumen based) anymore but it's not illegal and is found in a huge number of roofs. Equally there are many roofs with no membrane at all. Modern approach is breather membrane which allows water vapour to pass but keeps water out.

    Did any of the others try this line??

    You will probably have Monarfol felt which was brought out for tiles, They then brought out Monarfol P which could be used under both slates and tiles.
    They would be ripping off a lot of roofs if it was illegal.

    As mentioned, a con artist trying it on... definitely not illegal.

    Loads of roofs out there that just need a bit of TLC and will go on just fine for years without being ‘renewed’.


    Unfortunately there are people out there that will play on people’s fears. As obviously important and fundamental as a roof is to a house, it’s still a relatively simple construction but these types work on the basis that a lot of people will cave in easily because of this.

    There are good trades out there, but can appreciate its difficult to find someone when you have to cold call so to speak.

    Stick to your guns and keep asking around. Often the ideal scenario is a semi retired ‘old boy’ who still likes to keep his hand in.

    Good roofers are too busy to need to strip roofs to replace things that don't need replaced, so he aint a very good roofer using that line to get work.

    As others have said more than likely you just need a good old fashioned roofer to go over the roof and fix any missing slates, if you need anything else done up there they will spot it when then they are up.
