The mystery leak, have a guess if you like (answer eventually coming)

    So I've got a friend with a weird leak in an upper floor flat (built late 90's).

    I've attached a rough sketch, in green is where the leak is. They already have a plumber on-site and he doesn't know where it's coming from, a bit stumped. The floor shown solid green was the first sign.

    The dashed area is soaking under the kitchen lino, including under the cooker.

    I've said to check the bath but not heard back.

    Anyway, plumber is a local guy and will be helping me soon, so I'll be told what the problem is when properly investigated.

    A shower connection in the wall!

    Had it once, nothing on the upper floor but it slowly seeped down the wall right to the kitchen floor and out under the floor covering.

    leaky connection on bath taps or bath waste.

    Well, there is a shower over the bath (on the right hand wall), so may be!

    That's what I thought it must be, if the joists run left to right across the galley kitchen, you can see how a membrane might sag and let water build up. We'll see!

    That's something the plumber wondered about, but he didn't have time to go into the attic (it's a top floor flat). I've got access and will be going in over the weekend or next week. From memory, there are no water services in there, just vent pipes to tile vents.

    Just an update, I went up in the loft space and there's nothing but dry service ducts.

    Also popped in there again, and water had pooled again next to the washing machine, so it's the culprit so far! I'll ask the plumber to confirm.

    Hey all, just thought I'd update again, it was the washing machine, but a rare defect that was a pain to repair, so the landlord just bought a new one. Problem solved.

    Bet you're glad you know that :)

    The drum had failed, replaced that but still leaked so just replaced whole unit. It was 10+ years old anyway so had done it's job.

    Yeah, some are good - though I've had my fair share of both!
