Hi, We’re having tiles tested as have uncovered them and think my contain asbestos. They are on a concrete floor, very thin and we wish to tile over. I’ve read that fibre cement backer can be used, but what do you all think would be best? I don’t want to sell a property, that the next buyers could harm themselves if pulling up. How can we do this safely without the hefty cost of removing please?
Just front up in the home report/surveys. The testing report will show there is asbestos there, so give that to your agent/solicitor. The duty is then on them to disclose to the buyer. Up to future buyer if they choose to do anything other than leave it well alone.
Last Friday we picked up the keys, as have just bought it. Had a full asbestos survey but they didn’t look under underlay. Just best want to know the best way to cost these
basically, we may have uncovered asbestos tiles and want to know the best and cheapest way to tile over these to avoid having to remove the tiles or cause potential harm to people that may purchase the property after us.
As long as you don’t disturb them then there’s little risk to anyone. Covered with underlay and laminate, sealed around the edges, there’s little chance of fibres escaping. Slight risk to the installer, but HSE provide guidance. Backer board would work but more expensive. Encase the tiles in screed will more or less permanently seal them but risks releasing fibres if it’s ever lifted. First and foremost get the test results. The latest renovation we did had 7 different potential ACMs in the building fabric. Zero asbestos was found during tests.
