Really, really really, simple solution. Really. Just build the bludy house with a cellar - an above-ground cellar. Lots of extra useful storage space - tho' not for precious things - nice set of steps leading to t'front door (always looks graceful), and t'house itself will appear more imposing. Stick a pump in t'cellar if you want. Extra cost - oh, £5k? Mots flood damage to houses is caused by the water only reaching a couple of feet inside, so build the b'st'rds higher. Peasey.

You talk about flood plains . Redrow homes have built an entire estate in a massive sump hole in sittingbourne kent . Every road around this estate looks down on these propertys. Redrow again in 1985 moved the sea wall back 500 mtrs so they could build more homes sittingbourne again . I wonder if they would get permision to do that today. Mind throw enough cash around today and your be supprized what can be achived/
