Window lantern louvered panels to be changed - building control?

    Hi Folks
    Am quoting for a large window lantern refurb on top of a flat roof , customer wants the two existing louvered panels to be replaced for direct glazed fixed lights (same as all the other lights) in the existing frame. would this require building control approval?

    That needs chucking not refurbing.

    Yeah. Surely the fixed lights won't need housing.

    Can't see why.

    But, idea of louvered panels is ventilation, & with warm air rising, how will it be vented if you repace these panels?

    I agree I think I will suggest that they are left in, I think he was worried that they might leak, but the leaking is due to disintegrated putty and rot in other places.

    Well I can repair it for half the price of a new one, and the basic structure is sound, also they would have to get planning for a new one cos it's a listed building and they don't have the time cos scaffolding comes down in 6 weeks.

    If it's Grade 2 listed, then they shouldn't do anything to affect the outward appearance of the building - and getting rid of these louvres would.

    Also, I'd imagine that these 'windows' are technically like any other window in the house - they will need Fensa or similar compliance.

    So, one question - can you see them from the road?

    If 'yes', then do it properly. If 'no' then sodit and doit.

    Hi Folks , Here is the update on that lantern, it took me almost four weeks and I thought I would do it in two , it was a pretty intense project, access was tricky , weather was tricky, customer was tricky.

    Good when we get a update.

    A lot of work restoring that,but the finish result looks superb.:)

    Haven't seen corners dressed in lead like that for many years.

    Great view BTW o_O tucked up in that walled area above the roof. Where you can't even see over the surrounding wall :eek:
     
  18. Yes, great to get an update on here :).

    And it looks great. Loooovely leaded corners - never seen that before.

    Er, a Q if I may.

    What didn't you build a completely new one and chust swap it in one fell swoop? That would have taken only one week. And cost a lot less. And be 100% new treated timber.

    Roof laterns are so under rated nowadays,good they are coming back into favour.:)

    I replaced the cast iron guttering on a house many,many years ago, which had a octagonal roof latern & 99% of it's orginal glass over 100 years old, standing on the landing below , just gave me that 'wow' effect when the sun was at the right angle to hit it.

    Sadly DA, you don't see much of lead work like that nowadays, on Sky other month, there was a yanky diy programme from New England, & several old houses had that type of lead work, some of it was more decorative.

    I like fires and waterfalls :) dunno why. I just do.
    Actually:oops: I do know why :eek:
    I love that they are uncontrollable. I admire that.
    They are beyond power. Its hard not to admire mother nature.
    Its about the only thing I respect.
    Its something so powerful that you don't even have a say :D I like that.
