Does anyone know approx what the cost would be for replacing wooden ground floor with concrete, room is roughly 12' x 12'. Waiting for estimate but want to have idea of cost before. We had discovered there is not enough ventilation under floor, not enough air bricks, hence floorboards were discovered to be wet, which we were advised is caused by condensation. Anyway we were advised that solution would be to concrete floor. It seems to make sense to do this as alternative would be quite a bit of work to put in more air bricks.
Problem is the driveway was done so whenever it rains the water goes straight under floor. Its a nightmare of a bungalow, wish we had never purchased it as have found so many faults. & bodged jobs on it. We had slugs coming into this room & it seems its a better alternative to concrete rather than try to deal with damp timber etc.
Impossible to give you an estimate with knowing what's what. How deep is the sub-floor/oversite below the existing floor. What is the existing oversite. If the driveway is causing problems now, its not going away just because you concrete the floor, this will need resolving.
How does the water get under the floor and how are you planning to stop it interfering with your new floor? These around your house? http://www.drainageonline.co.uk/Channel-Drainage/Domestic-Channel-Drainage-Pack.htm
No there's no drainage at all. This is what builder suggested doing putting these in. Then 'damp' expert suggested concrete floor & wouldn't need the drainage?!
Even I can see (bit of thicko but trying to learn fast) it's all wrong around side of house. Problem is getting a builder to rectify/not rip off/actually turn up. So need to get gullies in & work out whether have concrete floor or repair wooden. I knew something was wrong due to smell & once carpet taken up there was wet patches. Also alerted as dreaded slugs coming in bedroom. So glad of any pointers/advice. thanks
Driveway wants to be ideally 100mm lower than air bricks & falling away from the house, fit drainage channels or leave a channel & fill with clean gravel to allow water to drain away. If you got sufficent ventilation (plenty of airbricks) under supsended floor then it should dry out, but if it was me, I think I would be laying a concrete floor.
Hi, I would suggest you to consult a contractor. As they are specialist they can provide you with exact cost. Thanks, Geller
Thanks folks for your help. At least it gives us an idea of what should be doing. We are in process of trying to get contractors but they all are busy & most don't want to know but will keep trying, hope we don't have to wait till next year!
